What do the numbers reveal about the Anna Maria Island real estate market?

In the last 12 months there has been a nearly 19% increase in sales over the previous year. Inventory of properties for sale in November 2012 was 323, the lowest since the 2005 market bubble and the crash high of almost 1000 in 2006.

What are the visible signs of real estate activity?

Within a few blocks I observed 7 properties under construction. Two are in the process of demolition, one is new, and the rest are remodels of existing structures.

This house sold for $695,000 recently. It has expansive  water  views of  Bimini Bay and boat access to Tampa Bay and Gulf of Mexico without going under any bridges.

Anna Maria Island Political Results

The residents of Anna Maria Island joined the rest of the country in feeling huge relief that the elections held on November 6 had finally come to pass. For weeks, as they were bombarded by coverage of the national elections, they also witnessed aggressive campaigns on the local level.

In Holmes Beach, the issue of large rental duplexes and their multiple impacts on neighboring residents spurred three challengers to run for the position of mayor and the two available seats on the city commission. City meetings leading up to the election sometimes erupted into angry confrontations involving members of the sitting commission, challengers, and various members of the public who were concerned about how to handle the proliferation of large duplexes without infringing on property rights.Candidate's signs vie for attention at the 2012 election polling location

The argument for supporting the challengers was that the incumbents had taken far too long to discourage the building of large rental duplexes, which many feel are ruining the character of the island. The argument in favor of the incumbents was that they were working skillfully within a lot of very demanding state-level requirements, and were in the process of achieving a lot, if only they could be allowed to continue. The implication was that the new people may have had good intentions, but their lack of experience and lack of connections would ultimately delay good solutions for these issues. There were additional concerns, by some, that the challengers might not respect the rights of developers and property owners as they try to limit further large rental properties from having such a great impact on others.

Baby Sea Turtles Hatch

Anna Maria Island Turtle Watch is a 28-year-old organization of volunteers who have followed the latest accepted methods for protecting the nests of sea turtles on this 7-mile-long island. Years ago, these methods involved removing all the eggs from the beach so they could hatch in total safety. In more recent years the scientific community has realized that all aspects of the turtles’ natural experience are important, and there now is much less human intervention. Eggs are not relocated unless absolutely necessary, and, even then, it is to another location under the sand, near the original nest.

Gulf beaches, and even some on the bay side, are monitored. This island is unusual in having sea turtle activity on the bay side; nests are found in the areas of the piers of the city of Anna Maria. The efforts and practices of AMITW are coordinated with county, state and federal efforts. Nearby Mote Marine Laboratory acts as an additional information resource and, occasionally, a destination for rescued sea turtles in need of medical attention.

Five species of sea turtle are active around Anna Maria Island, but almost all the nests here are loggerhead turtles. This year is unusual in that there have been two nests of green turtles.

Tropical Storm Isaac Effect On Anna Maria Island

All eyes were on the tropics last week as a depression formed into the named storm Isaac, which soon became tropical storm strength and headed into the Caribbean towards Hispaniola. Haiti took the first hit with heavy rains and flooding. Cuba was next in line with high surf and over-wash on the northern coast.

As Isaac continued unsubdued by land and on over the warm waters of the Florida Straights, intensification appeared likely but lack of vertical alignment of the core left the center ill-defined and passed by Key West with relatively little impact.

Meanwhile, Tampa prepared for the Republican Party national convention in the coming week but switched over to storm mode. The forecast path would bring Tropical Storm Isaac up the Gulf of Mexico coastline and risked dangerous consequences for the low-lying city and convention visitors.

“Water And Trees” Exhibition At The Studio

The solo show is presented as “Water and Trees” and is a collection of themes including impressions of tree-lined waterfronts, alluring shorelines, and rich tropical scenes. The series expands on prior works that focused on water only and also distant views of shores.

A striking diptych is of Anna Maria Island from offshore, with deep blue water and sandy shore. Other pieces do not represent specific locations but are suggestive of local, Florida or indeed international vistas.

Water and Trees artshow at The StudioMore abstract presentations are included in the exhibition that challenge the mind to think beyond the literal. The blending of real and fantastic scenes draw the observer in to the perspective of near, far and infinite.
